- Manage and control the Group's daily cash-flow requirements in order to ensure that the Group has adequate cash balances available to fulfil its operational responsibilities and to ensure that excess cash funds are invested appropriately with the Society's appointed Asset Managers.
- Responsible for research and the implementation of new accounting standards applicable to Properties.
- Manages and directs/guides subordinates to ensure that financial and administration information is provided through the analysis and interpretation of rent roll information.
- Manages and directs/guides subordinates regarding the management and negotiation of lease agreements, that property refurbishments and developments are done according to negotiations and that the specific requirements of management within the set budget and specific compliance to the group's policy and procedures are attended to.
- Manages and directs/guides subordinates regarding the management, administration and accounting of lease agreements to ensure that lease agreements are in the best interest of the Society and that monthly lease payments and other lease related expenses are made in accordance with the signed lease agreements and the set budget.
- Manages and directs/guides subordinates regarding the development, expansion and improvement of systems with specific recommendations to management to improve workflow, creating advanced security for protection of the Group's assets.
- Manages, controls and trains subordinates to ensure that acquired competencies are transferred and retained.
- Responsible for the accurate financial accounting and budgeting for all leased and investment properties as well as investment assets. Including the Capital Gains Tax and Dividend and other tax effects of the property portfolio.
- Compile and provide the relevant disclosures required for the Society's Annual Financial Statements in compliances with International Financial Reporting Standards.
- Responsible for the administration of property purchases. From negotiating the Offer to Purchase to the recording of the property in the Society's financial records after transfer of the property.
- Compile discounted cash flow assessments and provides assistance to Business to assist in the decision to purchase a property.
- Serve as a member of the Tender Committee.
- Manage the implementation of planned new IFRS16 and Investment accounting systems.
- Oversee the preparation of the annual financial statements and the monthly management income statement and balance sheet accounts and other financial reports for the various entities and divisions in the Group including consolidation and Group financial statements.

- Ensure that entity level management reports are prepared and verified.
- Ensure that new accounting standards and best practise reporting are adhere to, including the detail disclosures in the annul financial statements and detail review thereof.
- Manage and direct/guide subordinates regarding the management of finances and financial business support to all entities in the Group within set budget and specific compliance to the Group's policies and procedures are attended to.
- Oversee the general journal process and the posting of accruals, provisions and corrections within an acceptable delegation framework. Authorise financial transactions in department according to the delegation of authority.
- Oversee the asset register and capital expenditure process.
- Review Regulatory returns prepared by Finance.
- Manage the implementation of creditors accounting system, and any other major system developments.
- Collaborate with cross functional teams to investigate alternative business and revenue sources such as the Innovation Hub, MVNO development, and provide financial assistance to these teams in setting up these under the guidance of the Manager: Investment Administration.
- Oversee the provision of support services to the Group with regard to facilities management relating to head office asset management (furniture), kitchen cleaning, travel bookings, company cell phones, reception, typing pool and pool vehicles.
- Oversee the full procurement function, including the procurement policy, tender committee, award of contracts to tenderers and procurement reporting
- Oversee the cleaning services, messenger service, drivers, security and canteen services for the Head Office building through the management of a combination of outsourced and insourced service providers.
- Oversee the correspondence and stationary management for the Group including the operation of correspondence (mailing), scanning and archives, microfilming, printing and stationery.
- Ensure that all these services are provided at the required standard and in a cost effective manner.
- Oversee the Group's short-term insurance programmes.

We are looking for an individual with strong strategic, analytical and organisational skills to be part of the leadership team in our Finance Department. You will be responsible for the effective administration, reporting, management and control of the group's rental property portfolio (Third party leases - R68 million per annum and 193 leases / Inter-company leases R60 million per annum and 146 properties).
Assist with overseeing all the finance functions of the three entities in the AVBOB Group under leadership of the Financial Controller, including the first review of monthly financial results. Work as a valued strategic partner to the business.
