Minimum Requirements
- Relevant degree in Business, Legal, or Financial Management
- NQF level 7
- Occupational level 3
- 7-10 years of Asset and Property Management experience in a similar role preferably with a proven track record.
Business Management:
- Accountable for the overall budget
- Review and present the annual and biannual valuation budgets for deliberations and review by the Head of Asset Management (Commercial and Mixed Use).
- Collects data, analyses trends, and implements mitigation actions to reduce risk income risk.
- Overseas effective Asset Maintenance and Property Management through the delivery of the property management team.
- Review and be accountable for the management packs using the data reporting platform in place and submit them to the Head of Asset Management (Commercial and Mixed Use) for discussion and approval.
- Drives and enables net income through the management of the delivery of departmental key performance indicators through a team of property operations, managers, and administrators.
- Grow and retain an existing client base.
- Management of the portfolio's budgets, RFC, debt collection, and tenancy strategy.
- Identify and explore new leasing opportunities to be implemented for the company.
- Builds and maintains relationships within the Property industry and other business stakeholders to implement industry best practices and to grow and develop a strong business network.
- Oversees the planning of the preventative maintenance per asset and the Property Owners Associations (POAs) and ensures timeous emergencies.
- Oversees and ensures the delivery of assigned projects according to the approved scope, quality, budget, time frames, and quality requirements in line with strategic objectives.
- Oversees the operational management of the city to ensure delivery by the relevant operations and property management team as follows:
- Utilities Management o Occupational Health and Safety o Use of technology to increase efficiencies; and o General maintenance and capital expenditure.
- Understand the company's obligations in terms of the development rights agreement and relevant Notarial Leases and ensure compliance thereof.
- Ensures that all documents are in order in terms of statutory, financial, and legal obligations.
- Represent the company at management meetings and member functions.
- Review budgets for sign-off by POA directors.
- Coordinates and facilitates internal meetings:
- AGM o Director's meeting
- Review monthly reports for the portfolio and property owners' associations (including operations reports, management reports, utility reports, and other reports that may be required from time to time).
- Populates monthly income statement variance report.
- Review monthly RFC income statement variance report.
- Review arrears report
- Review operational reports.
- Review the utility report.
- Responsible for accrual checking.
- Analyse and monitor data and feedback to ensure excellent customer service.
- Ensures compliance with relevant Acts.
- Controls managers and governs the processes and systems within areas of accountability to ensure compliance and minimise business risk.
- Implements all audit recommendations around accountability and resolves audit findings timeously.
- Designs, approves, implements, and maintains policies within the area of responsibility.
