Position available for a property portfolio manager in Durban.
Job responsibilities:
- To manage a portfolio of properties/buildings with the objective of optimizing the building’s income stream by establishing and maintaining mutually beneficial relationships with tenants, service contractors, inspectors and general building administrators
- Supervise and ensure draft lease agreements and offers to lease are timeously negotiated and professionally completed
- Attend to tenant complaints and/queries
- Review economic research, create and implement leasing strategies, update policies and procedures
- Ensure the drafting, maintaining and filing of records of correspondence is being done by the property administrators and that tenant files are kept to date
- Preparing reconciliation statements for arrear balances and letters of demand as well as following up on outstanding monies due and owing under the lease and other contracts
- Prepare documents for eviction proceedings to be submitted to legal department
- Ensure the timely dispatch of monthly tenant statements by the property administrators
- Review contracts including but not limited to lease/rental agreements, addendums to lease, cession and assignment agreements
- Prepare monthly profitability analysis of your portfolio for review by senior management
- Assist in conducting legal due diligence
- Writing out maintenance work orders based on complaints from tenants/ information gathered from site visits
- Advertising in respect of available units as well as performance of credit and reference checks for all new applicants
- Facilitate moving in/out of tenants by drafting the relevant notification letters
- Assist in all functions of the property management department
- Maintain and grow broker relationships/database
- To offer support to other departments as and when required
Job requirements:
- Matric essential
- Related property management diploma including but not limited to SAPOA/Shopping centre management courses
- Property management experience essential (Preferably 2-5 years)
- Experience using MDA Property software would be advantageous
- Knowledge of contracts/leasing and legal requirements
- Knowledge of drafting letters of demand
- Excellent property industry knowledge
- Computer Literate (MS Office & Excel)
