Responsibilities
- Develop and implement maintenance strategies and plans aligned with the vision of the Property.
- Ability to successfully develop, interpret, and apply policies and regulations.
- Must work in full compliance with the approved safety regulations.
- Compile and manage the annual budget related to all preventative maintenance of infrastructure and equipment efficiently and effectively.
- Manage the preventative maintenance function effectively by ensuring reduction in real cost and improvement of facilities.
- Provide maintenance of infrastructure and equipment related input.
- Actively involved in all maintenance procedures and constantly follow up on all work completed.
- Conduct regular inspections of the property to identify areas in need of maintenance and repair.
- Develop and implement maintenance schedules for buildings, landscaping, and common areas.
- Arrange for, supervise maintenance, and repair work, including but not limited to building repairs, painting, plumbing repairs, electrical fencing, security booms, staff ablution facilities, and lighting maintenance.
- Maintain an updated inventory of all equipment and tools used on the property.
- Monitor that all maintenance and repairs are done in compliance with relevant regulations and building codes.
- Repairing equipment and machinery.
- Sign off on work completed by service providers before payment and ensure that the relevant documentation for warranties is provided to Management.
- Plan, design, and maintain the landscaping and grounds of the property.
- Regularly maintain and clear any vegetation or obstructions around the electrical fence to ensure optimal functioning.
- Develop and implement a cleaning schedule for common areas, including staircases, balconies, pathways, parking, lawns, and all other common areas.
- Ensure that the bin area is clean, tidy, and hygienic, and oversee waste management.
- Conduct regular inspections of the property to identify any signs of pest activity or infestation.
- Implement control measures to prevent pests from entering the property and to eliminate existing infestations.
- 5 10 years relevant Maintenance / Facility Management experience.
- Strong attention to detail.
- Strong technical skills with the ability to perform various repairs and maintenance tasks.
- Excellent organizational and multitasking abilities.
- Proficiency in MS Excel and Outlook (managing schedules, budgets and communication).
- Strong leadership and team management skills.
- Knowledge of safety regulations and procedures.
- Ability to work independently and under pressure in a fast-paced environment.
- Excellent communication and interpersonal skills.
- A valid Drivers license.
