Strategy and Planning
- Provide input to the short and medium-term plan for real estate ownership to ensure alignment with the Groups financial and operating objectives.
- Revise and review real estate strategic plan in line with Absa and CRES objectives.
- Communicate the real estate strategy to internal and external stakeholders understand the real estate strategy to drive understanding and effective implementation.
- Co-ordinate the development of business cases for space/cost reduction projects, acquisitions and disposals of Absas real estate.
- Accountable for market research and analysis on property development trends to ensure optimum acquisition and development plans.
- Assume the overall responsibility for Real Estate management (landlord and tenant negotiation and management, rent, rates and service charge management), acquisition and asset property management.
- Manage outsourced Managing Agent suppliers in the delivery of real estate services to Absas Pan-African Portfolio.
- Provide oversight of real estate projects including large acquisitions in Africa.
- Provide Pan-African real estate management advice creating value for the organisation and driving best practice.
- Responsible to ensure accurate real estate Management Information and portfolio information/budgets.
- Act as escalation point on real estate matters where issues are beyond the delegated authority of the external suppliers.
- Accountable for the management of the property portfolio (owned and leased) to provide planned, controlled workspace for the operations of the bank.
- Accountable for Absa Group's commercial negotiations with landlords on all leased properties, including taking accountability for overseeing the contracting process.
- Accountable for Absa Group's commercial negotiations to acquire and dispose all free-hold properties.
- Accountable for the annual re-negotiations of property related leases.
- Ensure rigorous total cost of ownership modelling for Real estate, with specific focus on the medium-to-long term portfolio value.
- Ensure rigorous cost management within Real Estate by implementing a commercial budget monitoring and reporting process; and instilling discipline regarding cost optimisation.
- Drive the application of best practice by utilising innovative solutions for minimizing costs related to property acquisition, management and disposal.
- Agree, monitor and manage service offerings and SLAs with internal customers.
- Coordinate the efforts of the different operational areas to ensure minimal duplication of efforts, maximum efficiency and to maximise value for money.
- Analyse effectiveness of processes and systems in use in the function and make recommendations for improvement.
- Take accountability for the overall achievement of performance objectives in the business area in terms of employee satisfaction, customer experience, cost performance, return on investments, risk, compliance and governance requirements.
