Financial Management:
- Preparation of annual and 5 year budgets including capital expenditure and planned and preventative maintenance
- Presents budgets to the line manager and relevant management team for review and input into life cycle planning and preventative maintenance with a view of at least 5 years
- Prepares and presents the Capital Expenditure budget in order to expand the business efficiencies and profit
- Manages the upkeep and maintenance of assets and open spaces within the approved budget for area of responsibility
- Prepares and presents technical budget to management for input and review
- Review, submit and present the annual operational budget and annual valuation budget within the specific deadline
- Implements planned, preventative and emergency maintenance actions to ensure a top class building and tenant satisfaction in collaboration with the Property Management team.
- Manage the operational team to ensure that all activities of contractors, suppliers and subordinates are management to ensure client needs are met, issues are resolves timeously and in line with the terms and conditions of the lease agreement
- Ensures all statutory compliance by tenants, operational team and contractors
- Investigates and implements the innovative use of technology
- Monitor and report on utilities and implement energy saving strategies
- Maintain all mechanical, electrical, structural and civil aspects of each asset
- Ensures compliance with relevant Acts with specific references to Health and Safety regulations
- Ensures compliance with regards to Occupational Health and Safety requirements for all staff and contractors
- Controls, manages and governs the processes and systems within area of accountability
- Implements all audit recommendations in area of accountability
- Design, approval, implement and maintenance of policies within area of responsibility
- Review security reports
- Performs regular building and communal area inspections and compile reports
- Review annual SLA's and increases
- Review annual OSH reports and provide guidance
Professional membership in the facility/construction management industry preferred.
Minimum of 5 years in a regional or super regional shopping centre as Operations Manager
